At the same time, we manage the non-payment policy contracted with the insurer, filing the legal claim from the first month of non-payment and taking charge of the entire legal eviction procedure, assuming all the costs derived from it.

Yes, we offer the management package that best suits your needs without necessarily contracting our tenant search services.

The time taken to find a tenant varies between 15 and 20 days on average. We consider three essential criteria when selecting a tenant:

  • Solvency: We carry out solvency and payment default studies with the support of insurance companies that have access to databases (ASNEF, FIM, BDMI) that identify the credit risk of each profile.
  • Care of the property: We request the relevant security deposits in order to cover any possible damage to the property once the contract is terminated. In the event of non-payment, there is coverage for acts of vandalism up to €3,000.
  • Stability over time: We offer long-term contracts, and if the tenant wishes to terminate the contract early in the first year, Renta Garantizada will take charge of finding a new tenant free of charge.

We offer different management packages depending on the needs of our landlords. Our fees correspond to a percentage that is applied monthly on the fixed rental price.

  • 3% + VAT: DAY-TO-DAY MANAGEMENT (WITHOUT RENTAL GUARANTEE)
  • 5% + VAT: RENTAL GUARANTEE (WITHOUT DAY-TO-DAY MANAGEMENT)
  • 6.5% + VAT: MANAGEMENT+RENT GUARANTEE

Tenant search by Renta Garantizada: one month's rent + VAT.

All expenses necessary to obtain income are deductible, as well as the amounts allocated to the depreciation of the property and the other assets transferred with it, as long as they correspond to its effective depreciation. Among others, they can be mentioned: interest and financing expenses, conservation and repair expenses (not extensions or improvements), non-state taxes and surcharges (IBI, Garbage Tax...), insurance contracts, legal defense or the amortization of the property.

Therefore, our fees, both management and marketing, are fully deductible in the personal income tax return.
